The new requirement regarding charging stations in parking areas comes into force at the start of the new year

On 1 January 2025, the new requirement that there must be at least one charging station in parking areas with more than 20 parking spaces will come into effect. The new rules will affect most commercial players – is your parking area ready?

The new requirement regarding charging stations in parking areas comes into force at the start of the new year

As of 1 January 2025, regulations will come into force that affect commercial property owners and companies that have more than 20 parking spaces. The rules entail the following: 

  • Heated, non-residential buildings with more than 20 parking spaces within the building or on the plot must have at least one charging point for electric vehicles. 
  • There are no retroactive requirements for unheated buildings and for residential buildings. The same applies to buildings intended for the defence services. 

The requirement means that those affected must have at least one charging point already installed by the time the regulations enter into force on 1 January 2025.  

As regards the new construction of apartment buildings and commercial properties with more than ten parking spaces, these must be prepared for charging infrastructure in accordance with the regulations laid down in 2021. These regulations demand that charging infrastructure must be routed to at least 20% of the parking spaces and that at least one charging point must be installed.   

New requirements from 2027 

As of 1 January 2027, it is proposed that the requirements should be further tightened. At that point, commercial properties may need to have one charging point for every ten parking spaces and charging infrastructure routed to at least 50% of the spaces.  

Potential for grants 

It is not normally possible to receive grants for the installation of charging infrastructure that is required pursuant to the Planning and Building Act. However, grants may be available for measures that go above and beyond the statutory requirements. Companies, housing cooperatives and other organisations may have the potential to apply for grants from the Swedish Environmental Protection Agency, and as a private individual you may be entitled to a tax reduction for the installation of green technology.
